Frasers Property Industrial appoints CIP Constructions as Builder for ASX-listed customer IVE Group.

Following a competitive pitch, CIP Constructions is pleased to announce Frasers Property Industrial has appointed our Victorian team to construct their new facility for ASX-listed IVE Group at its Braeside Industrial Estate.

IVE Group was the first tenant secured at Braeside Industrial Estate and is Frasers Property Industrial’s fifth estate leased to the Group. This latest IVE Group facility marks the final development at Braeside Industrial Estate, a 23-hectare block of Industrial 1 zoned land, acquired by Frasers Property Industrial in 2017 and home to customers such as Puma Australia and Toll.

The build is spread across a site area of 52,175 sqm, encompassing 30,823 square metres of warehouse, print production and office facilities for IVE Group. Each warehouse will feature a double story office with EOT and lift facilities for easy access. The building will also feature a 18,068 square metre print production facility, as well as parking space for 275 cars.

The buildings will include a springing height of 10 metres, 12 on-grade roller shutter doors, two 34-metre-wide awnings, four recessed loading docks and will target a 5 Star Green Star Design & As Built v1.3 rating from the Green Building Council of Australia. The fourth of CIP Constructions projects to achieve the ‘Australian Excellence’ honour.

Braeside Industrial Estate is located in Melbourne’s South East, around 29km from the CBD and close to several transport hubs and freeways, including the Dandenong Bypass and the proposed Mordialloc Bypass, due for completion later this year.

Frasers Property Industrial and CIP Constructions have worked together many times before, including industrial developments in Keysborough, VIC; Richlands QLD; and Beverley SA.

CIP Constructions attend SOD Turning Ceremony at LOGOS Group’s new $230m Broadmeadows Estate, ahead of initial build.

CIP Constructions were in attendance as LOGOS Property hosted the first SOD turning ceremony of their Broadmeadows Logistics Estate, in May 2021 breaking ground at the future home of a $230m LOGOS redevelopment, which once complete will support e-commerce, distribution, food, and cold storage.

LOGOS acquired the former Woolworths distribution facility in 2020 and is transforming the 25- hectare Estate, developing more than 120,000sqm of warehousing space, with lots ranging from 6,000- 50,000 sqm for use. Once complete, the estate will offer access to key transport links across Melbourne, including the Hume Highway interchange and planned North East Link, as well as the Tullamarine Freeway.

CIP Constructions are proud to have been awarded the first construction facility of the Broadmeadows Estate, a 12,630 sqm, distribution facility for an independent Australian courier and express freight company. This facility will feature a 11,800 sqm warehouse, as well as an 830 sqm double story office, complete with EOT facilities and lift. The total site area is 27,403 sqm and includes 8,660 sqm of heavy-duty paving, more than enough to support the 23 truck docks, including recess and hard docks.

Once complete, the facility will be 5 Star Green Star certified, with the Green Building Council of Australia certifying the facility as ‘Australian Excellent’. Features of the 5 Star Build include a vertical green wall with a rainwater irrigation system, as well as the use of 99 kw solar panels for electricity. Once complete, this facility will be the 3rd 5 Star Green Star certified built by CIP in the past year, reiterating CIP’s commitment to sustainable building practices.

CIP Construction’s Project Manager, Luke Santilli has stated ‘We are looking forward to working together with LOGOS on what will surely become Melbourne’s newest industrial investment hub. CIP are mobilising on site and progressing well, with PC anticipated in October 2021.’

This is CIP’s first occasion working with LOGOS Group, who’s APAC portfolio comprises 100+ logistics estates, with an AUM of approximately $13.8 billion.

CIP Constructions is pleased to present its newest Green Star offering, a 5 Star accredited facility for Nissan Australia, located in Mulgrave, VIC.

 

Nissan facility joins the ranks of other 5 Star CIP builds, including Linfox and Sherwood Bus.

CIP has a long and proud history with sustainable building practices, becoming the first industrial builder to achieve 5 Stars Australian Excellent back in 2012. Since then, we have made an effort to ensure all CIP builds include sustainable building practices. Our sites have adopted many sustainable measures, including the widespread use of storm water recycling, solar panels and electric vehicle charging. CIP staff also share an environmentally friendly ethos, with training and education programs being undertaken by staff.

We are thrilled to announce that the 2020 Nissan Australia facility in Mulgrave has been officially certified as 5 Stars Australian Excellent by the Green Building Council of Australia. This project features an integrated fit-out, including training workshop, corporate office with over 55 meeting rooms and a multi-level car park with over 900 parking spaces.

Work commenced on Nissan Australia’s new headquarters in April 2019. Despite the rapidly changing COVID-19 pandemic that struck midway through the build, the project was completed ahead of schedule. CIP demonstrated their commitment to safe and efficient project management by creating a COVIDsafe plan and enforcing social distancing on site, as well as being responsive to VIC government regulations.

The facility is located at 250 Wellington road in Mulgrave, VIC, around 25km from Melbourne CBD and has direct access to several major highways including Jacksons Road, a major intersection for traffic travelling to and from the CBD.

CIP coordinated over 1,500 site inductions and delivered over 250,000 manhours to complete this project, with several specialty tradesmen being utilised to fulfill Nissan’s brief.

With a 5 star mandate CIP was able to go above and beyond delivering a building that featured advanced acoustic control measures, automated service controls to minimise electricity consumption and provide fresh air while exhausting and eliminating pollutants.

Responsible materials were strictly selected to ensure there was and will continue to be no excess of volatile organic compounds whilst also choosing materials that could be sourced sustainably.

Building 4 also underwent a regime of air tightness tests to ensure there would be no leakage of conditioned air which would otherwise cause unnecessary energy demands on the HVAC systems resulting in a more efficient and cheaper to run system for the occupants.

CIP Constructions awarded Civil Project for Cleanaway

 

CIP Constructions Group have been awarded another project, from one of our key clients, Cleanaway. The new project involves construction of a ~900m of Mechanically Stabilised Earth (MSE) Walls at the existing Cleanaway Landfill in Erskine Park, NSW.

 

Over 200,000m3 of crushed sandstone is to be imported during the eight-month construction period in order to construct the new wall, measuring up to 18m in height and 20m wide. To ensure Cleanaway landfill operations are not impacted by our construction activities, CIP will be constructing a new wheel wash which will allow Cleanaway to retain an all-weather access landfill.

 

An Early Works package that included the complete relocation of a gas main collecting gas from the landfill and in the way of the new wall was successfully completed earlier this year. Having mobilised in late November 2020, CIP have now commenced on importing and stockpiling sufficient sandstone to construct the massive walls.

 

Quality is of the upmost importance to CIP and Cleanaway, with an independent, full-time Certifying Quality Authority on the project to assist. The MSE wall will also be closely monitored for up to two years after CIP demobilise, in order to monitor settlement and ensuring that the wall acts as intended. This reiterates CIP’s reputation as an end to end builder, with tailored and comprehensive solutions in place at every stage of our projects.

 

In addition, CIP is currently completing building and fire upgrade works for Cleanaway, with projects in Dandenong South and across a number of existing metropolitan Melbourne facilities.

 

Cleanaway and CIP have worked together on several occasions including the construction of a waste transfer facility at Erskine Park in 2018. This facility sits on 3.1ha of land in Erskine Park, located in the key growth areas surrounding the M7/ M4 corridors and has the capacity to process 300,000 tonnes of mixed and putrescible waste every year. CIP Constructions host Ascot Capital and Asahi at SOD turning ceremony for new Asahi manufacturing facility.

The CIP Constructions Queensland team had an exciting start to the week with a SOD turning ceremony taking place to commemorate the new Asahi Wulkaraka facility.

This ceremony marks the commencement of construction on the new $23m project, which spans across 25,000㎡. Associated works will include;

• Relocate and install a PET blow-filling packaging line
• Provide process installation to support the relocated packaging line
• Provide all utilities and services to support the process and packaging operations
• Provide inwards goods receival of:
• Bulk raw materials
• Packaging materials including cartons, caps, lids, stretch-wrap, bottles
• Packaged raw materials including essences, juice, dry goods
• Provide raw material and finished goods storage
• Provide dispatch of finished goods
• Allow for future spring-water process and packaging operations
• Provide offices and amenities to support both operational and administrative function

Located in Wulkuraka QLD within an existing industrial area and due to be completed in July 2021, this project will also accommodate for the Bernie Street and Chalk Street road extensions. With the warehouse featuring some of the following areas: coolroom, ingredients store, syrup room, pasteuriser room, boiler room, HP and LP compressors.

CIP Queensland team members were joined on site by Justin Turner and Gary Christison from Asahi, as well as Duane Galloway from Building Solutions Brisbane on behalf of Ascot Capital.

This project marks the continuation of Ascot Capital and CIP’s relationship together, having previously worked on several projects together including GE, Reece and Kmart facilities.
