CIP Constructions announce the award of building contract for ESR’s new Acacia Ridge facility, SPAR.

CIP Constructions are pleased to announce the award of building contract by ESR Australia for their new Acacia Ridge facility in Queensland. CIP have been awarded the contract to build the facility that has been leased to SPAR, the food and beverage chain.

  • 13,400 m2 distribution centre
  • 25,000m2 site
  • 3,500m2 temperature controlled area

The Acacia Ridge estate was bought by ESR Australia in 2020 and is ideally located Brisbane’s prime established industrial precincts. Located on an arterial road provides easy access to major transport links, as well as Acacia Ridge Intermodal and Archerfield Airport. The estate is around 17km from the CBD and 37km from the port. The SPAR facility encompasses 25,462m2 of the estate and is located near other CIP projects such as Spec 1-3, Suez and Linfox.

The facility will accommodate SPAR Australia, one of the fastest growing independent retailers, with store number growth rising from 25 stores in 2006 to 75 stores in 2008 and over 150 stores under the SPAR Australia brand in 2018. SPAR has committed to a long term lease at this site through ESR.

Construction works are currently underway on site, with CIP having completed the initial earthworks. Currently the team are progressing well into the southern retaining wall works, comprising of concrete capping beam, bored pier/raked pier retention system with shotcrete walls.

Building footings and stormwater services will commence over the coming weeks.

Construction of two in ground stormwater filtration systems

Up to 650m2 of sophisticated bored pier/shot crete retaining wall system with capping beam to maximise usable space for the stake holders.

CIP Project Manager Jason Escobar states “We are looking forward to working closely with ESR and their client SPAR to deliver this facility. CIP has significant experience with complex builds in the refrigeration and food space and anticipate that this facility will join the ranks of our other accomplished refrigeration builds.

We are progressing well on site and are looking forward to seeing this facility take shape.”

CIP has strong experience with complex builds, particularly those involving modern cold storage solutions, as seen with the recent Fernhurst and Linfox builds.

Once complete, the modern distribution centre will facilitate both fresh, chilled, and frozen foods, allowing for future growth of the SPAR business in Australia.

 

The developer for this project is ESR Australia, who CIP have worked with many times before, including recently completed Eagers Automotive and Speculative Facility in Darra.

CIP Constructions commences handover as ESR Australia’s Speculative Facility achieves Practical Completion (PC).

CIP Constructions have officially begun handover duties at SPEC 1-3, ESR Sherbrooke Industrial Estate, with PC being achieved on 24th September. This three-tenancy facility is built to accommodate tenants with a variety of purposes, including a flexible design plan that allows for the quick construction of inter-tenancy walls and an additional office.

Some key features of this project include:

– A huge 20m cantilevered awning
– 11,000m2 of warehouse space
– alpolic angles to the exterior

CIP were awarded the build contract for the facility which sits on the Sherbrooke Road Industrial Estate. The facility has excellent connectivity to the Brisbane Markets at Rocklea, the Acacia Ridge Intermodal, Archerfield Airport, and the South – Western Industrial Precincts. The site also sits near to other recent CIP builds, Suez and Nolan’s Transport.

Since commencing works on site back in 2020, CIP has worked with roughly 30 subcontractors to complete the project by its September PC date. With CIP delivering on time despite inclement weather and covid-19 disruption in Queensland.

CIP Constructions reaches Practical Completion (PC) at ESR Australia’s Eagers Automotive Development in Darra, QLD.

CIP Constructions’ latest build project is nearing completion, with PC reached at the Eagers Automotive facility located at the ESR Australia Developed and Charter Hall owned ConnectWest Industrial Park, Darra. With a build spanning across the past twelve months, the site has been transformed into a state-of-the-art transport hub, with leading technological features to support Eagers Automotive’s continued growth in QLD and across Australia.

Some key features of this project include:
– 32,000m2 site area, with GLA 10,746.2m2
– 7,000m2 epoxy floor
– 2,000m2 office with full staff amenities, lift, meeting rooms, EOT facilities

The site, which is built on an old brick factory, is located about 15km from Brisbane CBD and backs onto Ipswich Motorway, providing excellent visibility for potential customers. The estate is conveniently located near key highways and logistic centres, including Archerfield Airport.

CIP were engaged by ESR Australia in August 2020 on behalf of their client Eagers Automotive (formally A.P. Eagers) with the contract award leading to works beginning quickly on the serviced and benched site.

Since then, CIP have engaged around thirty subcontractors, and a team of five CIP staff, led by Construction Manager, Kai Schimkat.
Schimkat states “CIP has a long and proud history at Darra Estate and we were thrilled to get back on site, especially on the Eagers Automotive facility, which presented a great opportunity to work with a wide variety of subcontractors and people.”

The project consisted of conventional heavy-duty concrete pavements, structural steel portal frame, precast panels, and metal wall cladding.

The 2-story office includes board room, sales office, staff lunch and locker room facilities and a showroom featuring full height glazing.

The workshop contains a combination of high-tech fluid reticulation systems, inground service pits, a 5-tonne gantry crane and spare parts area.

 

This project was part of CIP’s record ‘PC Friday’ in which three projects achieved PC within hours of each other on the 24th of September. You can read more about the other two projects here.

Frasers Property Industrial appoints CIP Constructions as Builder for ASX-listed customer IVE Group.

Following a competitive pitch, CIP Constructions is pleased to announce Frasers Property Industrial has appointed our Victorian team to construct their new facility for ASX-listed IVE Group at its Braeside Industrial Estate.

IVE Group was the first tenant secured at Braeside Industrial Estate and is Frasers Property Industrial’s fifth estate leased to the Group. This latest IVE Group facility marks the final development at Braeside Industrial Estate, a 23-hectare block of Industrial 1 zoned land, acquired by Frasers Property Industrial in 2017 and home to customers such as Puma Australia and Toll.

The build is spread across a site area of 52,175 sqm, encompassing 30,823 square metres of warehouse, print production and office facilities for IVE Group. Each warehouse will feature a double story office with EOT and lift facilities for easy access. The building will also feature a 18,068 square metre print production facility, as well as parking space for 275 cars.

The buildings will include a springing height of 10 metres, 12 on-grade roller shutter doors, two 34-metre-wide awnings, four recessed loading docks and will target a 5 Star Green Star Design & As Built v1.3 rating from the Green Building Council of Australia. The fourth of CIP Constructions projects to achieve the ‘Australian Excellence’ honour.

CIP Constructions Project Manager Jim Connell states ‘We are looking forward to working closely with Frasers Property Industrial and their client IVE Group in the coming months. Everyone here at CIP is excited to complete the final lot in Frasers Property Industrial’s Braeside Estate and is proud to have played a part in such an accomplishment.’

Braeside Industrial Estate is located in Melbourne’s South East, around 29km from the CBD and close to several transport hubs and freeways, including the Dandenong Bypass and the proposed Mordialloc Bypass, due for completion later this year.

Frasers Property Industrial and CIP Constructions have worked together many times before, including industrial developments in Keysborough, VIC; Richlands QLD; and Beverley SA.

CIP Constructions attend SOD Turning Ceremony at LOGOS Group’s new $230m Broadmeadows Estate, ahead of initial build.

CIP Constructions were in attendance as LOGOS Property hosted the first SOD turning ceremony of their Broadmeadows Logistics Estate, in May 2021 breaking ground at the future home of a $230m LOGOS redevelopment, which once complete will support e-commerce, distribution, food, and cold storage.

LOGOS acquired the former Woolworths distribution facility in 2020 and is transforming the 25- hectare Estate, developing more than 120,000sqm of warehousing space, with lots ranging from 6,000- 50,000 sqm for use. Once complete, the estate will offer access to key transport links across Melbourne, including the Hume Highway interchange and planned North East Link, as well as the Tullamarine Freeway.

CIP Constructions are proud to have been awarded the first construction facility of the Broadmeadows Estate, a 12,630 sqm, distribution facility for an independent Australian courier and express freight company. This facility will feature a 11,800 sqm warehouse, as well as an 830 sqm double story office, complete with EOT facilities and lift. The total site area is 27,403 sqm and includes 8,660 sqm of heavy-duty paving, more than enough to support the 23 truck docks, including recess and hard docks.

Once complete, the facility will be 5 Star Green Star certified, with the Green Building Council of Australia certifying the facility as ‘Australian Excellent’. Features of the 5 Star Build include a vertical green wall with a rainwater irrigation system, as well as the use of 99 kw solar panels for electricity. Once complete, this facility will be the 3rd 5 Star Green Star certified built by CIP in the past year, reiterating CIP’s commitment to sustainable building practices.

CIP Construction’s Project Manager, Luke Santilli has stated ‘We are looking forward to working together with LOGOS on what will surely become Melbourne’s newest industrial investment hub. CIP are mobilising on site and progressing well, with PC anticipated in October 2021.’

This is CIP’s first occasion working with LOGOS Group, who’s APAC portfolio comprises 100+ logistics estates, with an AUM of approximately $13.8 billion.
